About the property

Il podere Debbione, 8 ettari di terreno con casale annesso, ricade nel comune di Rosignano Marittimo, ultimo comune nord della Maremma Toscana, frazione di Nibbiaia, provincia di Livorno.
Il sito si estende tra la collina di Nibbiaia, la valle del chioma ed il mare.
Altitudine sul livello del mare di circa 160 metri, distante 20 km circa da Livorno, 30 da Pisa, 3 dal mare – litorale di Quercianella-Castiglioncello, porticciolo e stabilimento balneare del Chioma, ad 8 km dal nuovo porto turistico di Cala dei Medici, uscita autostrada Genova-Milano-Firenze, a Rosignano (ad 8 km).
Il terreno del podere è ripartito come segue: 40mila metri quadrati circa “seminativo”, 10mila metri quadrati “giardino-parco-frutteto”, 18mila metri quadrati “bosco di querce e leccio”, il rimanente “oliveto” con circa 250 olivi in produzione, orto e frutti vari.
La proprietà possiede le caratteristiche di ruralità previste dalle norme vigenti e benefici fiscali connessi, ove è possibile svolgere attività agri-turistiche di buon livello. Dal casolare si gode un ampio panorama. Vista mare a ovest:isole Toscane e Corsica, a nord la valle del Chioma e la foresta demaniale di Montenero: 2mila ettari incontaminati ideali per gite anche a cavallo.
Intorno alla casa esiste una recinzione in rete metallica plastificata( 2 metri di altezza, 3 ettari di superficie, un muro altro 2,50 metri per garantire la privacy impedendo l'accesso a cacciatori e animali selvatici).
L'edificio destinato ad abitazione è stato realizzato dalla casa colonica preesistente (1880) e dall'ampliamento e ristrutturazione eseguiti negli anni 1981-85 includendo i volumi della stalla e del magazzino adiacenti, per un totale di circa 400 metri quadri taverna compresa. Il fabbricato è stato corredato di un porticato a 360° del perimetro esterno in cemento armato a doppio ordine di pilastri (150 mq) secondo le norme antisismiche vigenti. Al primo piano esiste ampio terrazzo panoramico di 50 mq circa.
Gli impianti tecnici esistenti (elettrico, idraulico e termico) sono efficienti e a norma di legge. L'impianto di riscaldamento con due caldaie esterne a gas da 35mila calorie cadauna, installate nuove ottobre 2009, a condensazione e fornitura continua di acqua calda, una per il piano terreno e una per il primo piano, sono indipendenti. Inoltre esistono, di riserva, una caldaia in ghisa a carbone fossile da 40mila calorie ed un termo-camino a legna con caldaia da 500 litri, entrambi collegati all'impianto centrale ed a un boiler da 500 litri di acqua calda. Sul tetto sono installati 4 pannelli solari per l'acqua calda.
Le fonti di energia (2 caldaie a gas, caldaia a carbone, termo-camino a legna) sono collegate in parallelo e possono funzionare autonomamente o insieme senza dover intervenire in nessun modo.
Per l'acqua potabile esiste l'allacciamento all'acquedotto comunale. Esistono quattro pozzi, uno trivellato a 70 metri, tre in muratura muniti di pompa elettrica a immersione. L'acqua fornita è scarsa nei mesi estivi.
Lo standard dell'edificio può ritenersi elevato come progettazione, qualità dei materiali, grado delle finiture ed arredi. Per quest'ultimi, inventariati a parte, si stabilirà quali saranno inclusi nella vendita, quali esclusi e quelli da valutare extra-prezzo.
Il piano terreno di circa 220 mq comprende la zona giorno con ampia cucina (camino e stufa a legna e a gas), sala pranzo, salotto lettura e musica, ingresso-soggiorno (due camini a legna), sala televisione, camera matrimoniale, bagno con vasca e doccia, ingresso alla dependance composta da soggiorno e camera con due letti, bagno con doccia. La dependance può ospitare una coppia di collaboratori domestici indipendentemente dall'abitazione.
Al primo piano trova posto la zona notte, 4 camere matrimoniali indipendenti con rispettivo bagno e doccia, ampia terrazza panoramica. Pavimenti in listelloni d'Iroko da 4 cm di spessore, lucidati.
Nel seminterrato (70 mq circa) si trova una cucina con forno a legna per il pane, stufa elettrica con forno, locale caldaia, bagno con doccia, lavanderia, dispensa, locale autoclave con 1500 litri riserva acqua potabile, zona armadi e da lavoro.
I pavimenti del piano terra, dei loggiati e lo scalone di accesso al giardino nord, sono in cotto dell'Impruneta, grezzo all'esterno, lucidato a cera d'api all'interno. I muri esterni e del giardino (120 metri circa), sono rivestiti in pietra “della luna” e cimase in tufo di Siena. La cancellata (40 metri) è in ferro battutoa mano con cancello elettrico automatico.
I serramenti esterni in massello d'Iroko ( 6 portoni esterni, 6 usciali con doppi vetri termici, armadi a muro(una decina nei vari ambienti), persiane e finestre tutti in massello d'Iroko trattati a vernice impregnante (escluso le persiane a smalto bianco), si trovano in condizioni di manutenzione perfette.
Nel giardino-parco (un ettaro circa) si trovano alberi secolari: un centinaio di querce e lecci, decine di cipressi, 30 palme di varie specie, magnolie, oleandri, olivi, melograni, alberi da frutto. Come arredo giardino, due gazebo, campo da bocce, altalene, voliera, 4 tavoli fissi in marmo e graniglia di cui uno da 20 posti a sedere, area per campo da tennis, lavanderia, stenditoio e doccia con acqua calda. Il giardino è fornito di impianto di illuminazione e irrigazione.
L'impianto per lo smaltimento delle acque reflue è stato adeguato alle recenti norme di legge (anno 2006).

Debbione Farm includes 8 hectares of land with a farm-house. It falls under Rosignano Marittimo that is considered the northermost Town Council of Tuscany, Nibbiaia hamlet, Livorno district.
The land runs thru Nibbiaia hill, Chioma valley and the sea. It is located around 160 meters above sea level. Just around 20 km far away from Livorno; 30 km from Pisa; 3 km from the sea, the shores of Quercianella-Castiglionello coast, Chioma seaport and bathing establishment; 8 km from the new port for tourism called Cala dei Medici; 8 km from Genova-Milano-Firenze highway exit.
The farm land is distributed as follows: around 40 thousand sqm of sown land, 10 thousands sqm of land used as garden-park-orchard, 18 thousand sqm of oaks, holm-oakes forest, the rest of the land has an olive-grove with 250 productive olive trees, vegetables and different fruit trees.
The property has the rural characteristics provided by laws in force and its related fees benefits.
Agri-tourism business can be conducted in there at an excellent level. From the farm-house you can enjoy a gorgeous and wide view.

The rural house existing in 1880 has been expanded and renovated in 1981-85. This renovation includes the stable and the storage areas. Including the tavern area located in the basement the total area can be evaluated about 400sqm.
A porch runs all around the outer walls of reinforced concrete with a double row of pillars (150 sqm) according to our current earthquake standards. On the first floor there is large terrace of 50 sqm with a beautiful view.
All the existing technical systems (electric, hydraulic and heating) are properly working and are in compliance with the Italian law.
The heating system consist of two external gas boilers 35 thousand
calories each; the new brand boilers were installed in October 2009 and
they are working independently ; these are condensing boilers
providing hot water; one boiler supplies the ground floor and the other one supplies the first floor.
Furthermore, in addition there is a coal cast iron boiler 40 thousand calories and a thermo-fireplace with a 500 liters boiler; both are connected to the central system and to a 500 liters boiler producing hot water. Four solar panels have been installed on the roof to produce hot water.
The energy sources (2 gas boilers, coal-fired boiler, thermo-fireplace) are in parallel hydraulic connection and can operate independently or together without any intervention.
Drinking water is supplied through pipes from the City Hall Acquedot.
There are four water holes, one 70 meters deep, three bricks
made with electrical dip pump.
During summer time the water supplied is low.
The building has a high quality standard due to its design, materilas quality,details and furnitures.
For the latter, the inventory at hand, we will determine wich

The ground floor of 220 sqm lincludes living area with a large
kitchen (fireplace and wood and gas stove), dining room,reading

On the ground floor, porticos and stairs leading into the northern garden are made of Impruneta terracotta, rough outside, polished with beeswax inside. The external walls of the building and the garden (120 meters), are covered with the "moon" stone and cornices of Siena tuff. The gate (40 metres) is hand-wrought iron with an automatic electric gate.
The exterior doors are made of solid Iroko wood (6 main doors, 6
doors with double glazed thermal, cupboards (a dozen in different
environments), all shutters and windows of solid Iroko wood
treated with primer paint (except the shutters that are in white enamel), are in perfect maintenance conditions. Their manteinance is perfect.
In the garden-park (one hectare) there are secular trees: a
hundred oak trees, tens of cypress trees, 30 kinds of palms,
magnolias, oleanders, olive trees, pomegranates, fruit trees.

As garden furniture, two gazebos, bowls, swings, aviary, four fixed tables marble and grit made, one has 20 seat places, space for a
tennis court, laundry, drying room and shower with hot water.

The garden is equipped with lighting and irrigation system.
The waste water system is in place according to laws (2006).
